Right on the sea wall, Dawlish gives render about the hardest life going — salt spray off the front, constant damp, and the shade thrown by those tight rows of seafront homes. Render holds it all, and within a season or two a clean wall turns green and streaked. The newer estates up the hill fare a little better but not by much. Dawlish's older core around The Strand and Brunswick Place is painted Regency and Victorian render over slate, and it has weathered a lot of sea. The paint and soft render will not survive a jet-wash, so we clear them at low pressure, taking the staining back in stages.

Behind the front, the steep wooded valleys around Holcombe, Barton Hill and Smugglers Lane throw shade and drop leaves onto roofs and render for much of the year. Walls up here never get a proper dry spell, and north-facing render greens over almost as fast as the seafront's. It is the combination — salt from below, damp shade from above — that makes Dawlish render such persistent work, and why the treatment has to actually last.

The newer estates toward Secmaton and Sandy Lane have light silicone render that shows coastal grime quickly, even a few streets back from the water where the black swans paddle on Dawlish Water. We treat these the same gentle way and we are honest about the sea: nothing stays clean here forever. The biocide keeps working on regrowth for months, and most owners settle into a light refresh every few years rather than a full re-clean.
