The grand Victorian and Edwardian villas of the Warberries, Lincombe and Wellswood are big render jobs — three storeys, deep elevations, and mature trees crowding the shaded sides. Their size and the steep hillside plots make access the real challenge, and the render high up carries algae where the sun never reaches. We plan the set-up carefully and soft-wash from a safe position, bringing the whole elevation back rather than just the reachable bottom half.

Down the hill the stock changes to rendered 1930s semis through Chelston and Shiphay and painted, pebbledashed terraces around Ellacombe and Upton. Salt off Tor Bay and the frequent sea fret keep these permanently damp, feeding green and black staining on any wall the sun misses. Pebbledash in particular grabs and holds the grime in its texture. A low-pressure biocide lifts it out of the surface without knocking the stones loose the way a lance would.

Up toward Babbacombe and St Marychurch the wooded slopes throw heavy shade and drop leaf litter that overflows down render every autumn, so the shaded elevations up here rarely get the chance to dry out.
